What's Included in Commercial Pricing
Standard commercial cleaning includes: pre-job walkthrough and written proposal; certificate of insurance to your facility manager; truck-mounted negative-pressure vacuum equipment; cleaning of all accessible supply and return ductwork; cleaning of mixing boxes and air handlers; cleaning of accessible blower components; before-and-after photo documentation; written certificate of cleaning suitable for OSHA/insurance compliance files; and 100% satisfaction guarantee.
Not included in base price unless specified: coil cleaning, antimicrobial treatment, UV light system cleaning, terminal box cleaning, return air plenum interior beyond standard access, and rooftop unit interior beyond standard scope.
After-Hours Scheduling Standard
Most commercial jobs are scheduled evenings, overnight, or weekends to avoid disrupting business operations. We do not charge after-hours surcharges for standard pre-scheduled commercial work. Emergency response (less than 24 hours notice) is billed at 1.5x standard rates.
Documentation and Compliance
Every commercial job includes documentation suitable for compliance purposes: certificate of cleaning, before/after photos, scope of work performed, technician credentials, and MSDS sheets for any chemicals used. Medical facilities, schools, and food service operations frequently require this documentation for their accreditation or licensing files.
Recurring Contract Benefits
Recurring maintenance contracts (quarterly, semi-annual, or annual) deliver several benefits beyond price discount: priority scheduling, locked-in pricing for the contract duration, automatic scheduling reminders, dedicated point-of-contact for property managers managing multiple buildings, and consolidated invoicing for multi-property accounts.
Many of our school district, medical office, and restaurant chain clients use recurring contracts because predictable maintenance is easier to budget and schedule than reactive cleaning.
Restaurant Hood/Exhaust Pricing
Restaurant hood and exhaust cleaning follows NFPA 96 standards and is typically required quarterly or semi-annually depending on cooking volume. Our pricing starts at $450 for a single hood/single exhaust system and scales with complexity. Fire-marshal compliant certificates of service included with every cleaning. We work with several Longview-area restaurant chains and independent restaurants on standing schedules.
Insurance and Bonding
We carry $2,000,000 general liability insurance and a $50,000 surety bond. Certificates of insurance with your facility named as additional insured are provided on request before any commercial job. Workers compensation coverage is in place for all employees.
